Terms & Conditions

1. This competition on Dubai 92 is a two-week competition starting 2^nd September.
2. One winner will be chosen at the end of the campaign on 13^th September.
3. The winner will win a one-bedroom apartment in Marina from ARN & Exclusive Links Dubai 92's decision of choosing the winner is final and cannot be disputed.
4. Dubai 92 reserves the right to award another winner in case certain criteria are not met.
5. The winner cannot be an ARN employee or an employee of Exclusive Links.
6. The winner (tenant) needs to have a valid Emirates ID and a residence visa which should be presented upon request.
7. The property does not allow pets in the building.
8. The winning property cannot be exchanged for cash by the winner.
9. The winning property cannot be sublet by the winner.
10. Property should be occupied by the winner (tenant) for the duration of the contract and not left vacant for longer periods of time, i.e. 3 months at a stretch.
11. The tenancy contract will officially commence on October 31st. However, the winner has the option to activate the contract at any time between September 13th and October 31st.
12. The one-year term of the contract will start from the date the winner signs the agreement.
13. Tenancy contract terms and conditions are to be adhered to by the winner (tenant).
14. The winner (tenant) will have a maximum of 15 working days from 13^th September 2024 to register the DEWA account into their own name and utilities will be the responsibility of the winner (tenant).
15. The property is furnished, and the inventory should be retained and maintained in the condition it was handed over to the winner (tenant).
16. The winner (tenant) will be responsible for any damages or changes to the inventory at the time of vacating.
17. The winner (tenant) will provide a holding security cheque updated for AED 10,000 to Exclusive Links Real Estate Brokers. This will not be cashed unless at the time of vacating the premises in case of missing or damaged inventory/condition to the property.
18. The winner (tenant) will be required to sign a check in the inventory/condition report on 13^th September 2024.
19. TV and Internet are the responsibility of the winner (tenant). The winner (tenant) will have the option to renew based on current payment terms of 2 cheques per annum and the applicable annual rent allowed (subject to Rental Index increase) and Exclusive Links will not have any liability towards any rent amounts in the event of tenancy renewal.
20. In the event of early termination requested by the winner (tenant), no rental refund will be applicable.
21. The winner (tenant) agrees to participate in marketing and advertising campaigns as requested by ELREB, including but not limited to promotional events, interviews, and social media content.
22. The property is managed by Exclusive Links and the winner (tenant) will correspond with Exclusive Links for the duration of the tenancy contract/occupancy.
